FPAS accredited passive fire protection for commercial towers, fitouts and retail across the Sydney CBD — from Circular Quay to Central, Darling Harbour to Hyde Park.
The Sydney CBD is home to some of the most demanding passive fire protection requirements in Australia — high-rise commercial towers, heritage-listed stock being adapted to modern use, tenancy fitouts on tight programmes, and Class 5 office buildings where every Annual Fire Safety Statement is scrutinised by certifiers and building managers.
East Coast Passive is an FPAS accredited passive fire contractor servicing the full Sydney CBD — the legal and financial district around George Street, Martin Place and Pitt Street, the retail and hospitality corridor through Darling Harbour and Barangaroo, the education precinct around UTS and University of Sydney, the tech and creative hub of Surry Hills and Haymarket, and the civic core through Town Hall and Central. We deliver fire stopping, fire dampers, structural steel protection and fire-rated seal work that meets the FRL demands of high-rise office and residential towers, and we support building owners with AFSS rectification on existing stock.
Our typical Sydney CBD work falls into three categories. First, commercial fitout projects — where a tenant is taking a floor or part-floor in a Class 5 building and we install passive fire stopping for all new service penetrations, fire-rated seals at new partition heads, and fire-rated access panels for services. These projects usually run on tight construction programmes with certifier inspections at key hold points, so documented handover matters.
Second, structural steel protection on new developments — intumescent coatings applied to steel columns and beams to achieve the required FRL without adding visible boxing. Coating works are coordinated with the main contractor's steel erection and blast-clean programme, and every section receives documented dry film thickness readings linked to the structural drawings.
Third, AFSS rectification on existing CBD stock — where an existing building is coming up to its Annual Fire Safety Statement and the passive fire items need inspection and remediation before lodgement. Older CBD buildings often have legacy issues: unapproved penetrations made during subsequent fitouts, damper installations that no longer meet current tested details, fire-rated walls compromised by services installed around them. We inspect, rectify, document and endorse.
Building managers and head contractors working in the CBD need a passive fire contractor who understands the operational realities of the precinct — after-hours access, tenant coordination, loading dock logistics, and strict noise and dust protocols in occupied buildings. We work with building managers and facility managers to schedule intrusive works outside business hours where needed, and we produce the photograph-backed passive fire registers that CBD asset managers need for their compliance systems. Our FPAS accreditation means we can act as your Fire Safety Assessor for passive components — every endorsement is recognised by certifiers and Council at AFSS time, and our inspections align to AS1851 routine service requirements.
